Real Estate Closing Services

Middleton Title offers Closing Services! A number of clients inquired about the availability of closing services through Middleton Title, stating what a benefit it would be, saving time and resources in their own practice.  Our closing department consists of a certified paralegal that holds a title producer’s license and staff support.

Realizing time and resource constraints on law practices have become quite overwhelming, Middleton is now your single source for title insurance, as well as closing services.  The settlement we charge is regulated by the State of New Jersey.  Currently, this fee is $300.00 if the closing takes place at our office and $325.00 if it takes place outside of our office.  This fee is listed on Middleton Title’s Invoice.

A Sample of our Closing Services is as follows:

  • Work directly with lender, client, and seller’s attorney to clear any pre-closing conditions.
  • Review title commitment to ascertain if there are any judgments and/or liens, obtain payoffs/discharges of same.
  • Contact Homeowners Association for statement of dues and fees payable at closing (or to be adjusted at closing), as well as obtaining Certificate of Insurance.
  • Contact Realtors to obtain commission statements.
  • Ascertain who is obtaining the Certificate of Occupancy/Smoke Certification and confirm originals will be produced at closing.
  • Confirm that final Water/Sewer has been ordered for closing and paid.
  • Coordinate closing date with all parties.
  • Receive lender package.
  • Review and approve all seller documents prior to closing.
  • Prepare HUD-1 Settlement Statement for review and approval of all parties prior to closing to ensure a smooth transaction.
  • Middleton Title Agency has Trust Account to receive funds and disburse.
  • Attend closing and witness/notarize all closing documents.
  • Remittance of all required payments post-closing including preparation of all transmittal letters.
  • Provide the lender and mortgage broker (if any) with post-closing packages, as well as providing copies of the package to the Buyer and Buyer’s attorney.
  • Record all required instruments.
  • Follow-up on release of any escrows held at closing, if applicable.
  • Confirm that all documents are recorded, liens released and issue final Owner’s and Lender’s Title Policies.
